Booking Terms and Conditions

  • BOOKING

    • You must be 18 years of age or over to book Rose Cottage

​

  • PAYMENT​​

    • A non-refundable deposit of 25% of the full stay value is required on booking, or full payment of the full stay within 6 weeks of the check-in date.A booking confirmation will be sent to you once the deposit payment has been made, containing the details of the booking and remaining balance.Once 25% has been paid, the remaining balance will be due 6 weeks in advance of check in. A reminder will be sent by email.Deposit payments must be made by debit or credit card via our automated website booking system. Remaining balances can also be paid by the above method.Non-payment of the balance of the rent by the due date shall be construed as a cancellation of the contract by you.You can also book and pay on AirBnb or West Wales Holiday Cottages websites, however different booking terms and surcharges will apply.

  • CANCELLATION​

    • If you have to, or want to cancel or amend your booking, this request must be sent to us by email. Cancellation will result in your 25% deposit being forfeited. Please note the deposit is always non-refundable.If you need to cancel your booking within 6 weeks of the start of your holiday, we may (but without any obligation to you) use our best efforts to obtain a replacement letting and refund the remainder of the value of the booking. If this is not possible, the total cost of the accommodation including deposit will be forfeited.If extreme weather prevents you from reaching your holiday, taking or finishing your holiday, you are still subject to these cancellation terms as outlined above.We strongly recommend that you take out travel insurance to cover the above eventualities.If you fail to check in on your date of arrival, no refund will be due.We do not expect to make any changes to your booking, but sometimes problems occur and bookings have to be changed, cancelled or errors corrected. We reserve the right to do so. If this does happen it is our duty to contact you (the party leader) as soon as reasonably practicable. We will inform you of the situation and refund any payments already made where we must cancel due to our own actions.

  • MAXIMUM NUMBERS

    • Please note that only the number of persons specified in the booking confirmation (maximum group of 6 adults + 1 infant under the age of 2 years old) may stay at Rose Cottage.You agree not to sublet or share the property with those persons included at the booking or subsequently included by agreement.We reserve the right to terminate hire without notice and without refund where these conditions are breached.

  • ARRIVAL AND DEPARTURE

    • Check in is after 4pm, check out is by 10am unless otherwise agreed.On departure lock the property and return key to the key safe.On booking you agree to keep Rose Cottage clean and tidy and leave it in such condition on your departure. Please report any damage to us before you leave. If it is left in an excessively dirty state and/or there is any significant damage to the property or furnishings, you may be subject to additional charges to reflect the cost of rectifying the above.

  • DOG POLICY

    • Up to a maximum of 2 well behaved dogs allowed at the cost of £25 each per bookingDogs are only permitted in non carpetted areas and are not permitted on furnishings including sofas and beds.You may be subject to additional charges for any damage or additional cleaning required due to dogs.No dog waste to be left in the garden. All dog waste to be disposed of offsite in suitable public bin.

  • EV CHARGING

    • Please note we do not allow charging of electric vehicles through the mains electricity. There is no EV charging available at Rose Cottage. There is EV charging available locally(in the public carpark on Long Street).

  • SMOKING

    • Rose Cottage is designated non-smoking. This should be respected in all circumstances.

  • SAFETY & SECURITY

    • On arrival at Rose Cottage you agree to familiarise your party with the fire safety guidance in the cottage manual.Only the LED candles provided are to be used at the cottage. Use the log burner in accordance with the instructions provided in the cottage manual. Do not leave any naked flame unattended whilst at Rose CottageYou undertake to keep the premises secured throughout your stay.Do not undertake action or omit to do something which may be or become a nuisance or security issue to neighbouring properties.There is one security camera at the front of the cottage for security purposes. This is only in use when the cottage is unoccupied between guests.

  • UTILITIES

    • Should there be any issues with any utilities (water, electricity, heating, Wifi, plumbing) please inform us immediately.You permit us reasonable access to the property to carry out urgent maintenance.

  • PERSONAL PROPERTY

    • We will not be held responsible for any loss or damage to property on the premises. Vehicles and personal items are left at your own risk. It is recommended that your holiday insurance covers such loss or damage.

  • DECLARATION

    • We (the owners) have made every reasonable effort to ensure that the information provided to you in advance of and during your stay will allow you to have a wonderful holiday. The information given is in good faith but without liability. We expect that you will treat the property and our neighbours with respect and courtesy.Please inform us is you find anything that you believe is contrary to this declaration and we will take steps to try to resolve this.
